How to Make a Listing Reel for Instagram and TikTok

Short vertical video is where many buyers scroll. A listing reel doesn't need a film crew: good photos, a sensible order, a little motion and text on screen go a long way.

Length and format

  • Vertical 9:16 for Reels, Stories, TikTok and YouTube Shorts; 4:5 works well in the Instagram and Facebook feed.
  • 15–30 seconds for social. Around two to three seconds per photo keeps it watchable.

The order that works

  1. A title card: address, price and status ("Just Listed", "Open House Saturday").
  2. The best exterior, then the main living space and kitchen.
  3. The features people remember — the view, the yard, the primary suite.
  4. An end card with your name, contact and brokerage.

Put text on screen

Many people watch with the sound off. Beds, baths and square footage on the first photo, then a highlight per photo, keeps them watching and tells the story without audio.

Music: be careful

Use music you have the rights to. For Instagram, TikTok and Facebook, the simplest path is to export without music and add a sound in the app when you post — those sounds are licensed for use there.
